Our ValueCREDA NJ has been the proven policy leader for all landmark economic development programs in New Jersey. CREDA NJ has led the way on brownfield initiatives, creation of the Licensed Site Remediation Professional program, time of decision law, permit extension, Economic Opportunity Act of 2013, Economic Recovery Act, reauthorization of the Transportation Trust Fund, 3rd party inspections and timely redevelopment law changes to name a few. CREDA NJ has effectively prevented the passage of numerous initiatives that would have slowed growth or make development more expensive. But none of this would have been possible without DPAC. It is the foundation of CREDA NJ’s advocacy program. Over the years DPAC has supported legislators who champion economic development; legislators who have a proven record of sponsoring and supporting legislation that encourages commercial real estate development. Political giving, the life blood of campaigns, continues to get more expensive. Today practically every interest group has a political action committee, and the rise of super-PACs (independent expenditure committees) continues to raise the bar in giving. For DPAC to remain competitive we must grow by identifying new contributors—like you—from within our industry.
Stalled Anti-Warehouse BillsSuccessfully impeded legislation detrimental to warehouse development, safeguarding New Jersey’s economic development, alleviating local tax burden on homeowners, and preserving job creation opportunities. Aspire Program ImprovementsWorking with the New Jersey Economic Development Authority, we made significant changes to the Aspire program to preserve and protect employer tax credits in the face of the work-from-home trend that has emerged since the COVID-19 pandemic. Redevelopment Law ChangesSuccessfully sought key amendments to the redevelopment agreement that created “redevelopment light,” without the threat of eminent domain and making a stranded asset a criterion for redevelopment designation. Emergency Flood RulesHalted advancement of the Department of Environmental Protection’s emergency flood management rules, forcing the rules to follow the standard rulemaking process, also added grandfather and hardship provisions and delayed effective date. Private Onsite InspectionsCollaborated successfully with the governor’s office and legislature to develop consensus legislation permitting the use of private construction inspectors. This bill unanimously passed both houses of legislature and was signed by Governor Murphy. Legacy Tax Credits ExtensionResponded rapidly in drafting successful legislation to extend legacy tax credits under the Grow NJ Assistance and Urban Transit Hub programs, allowing more time for tenants’ worker attendance to return to pre-pandemic levels. |
